A1 Housing is an Arms Length Management Organisation (ALMO) which has been set up to manage and maintain the housing stock owned by Bassetlaw District Council.
A1 Housing could only come about with the support of tenants. In the consultation ballot in May 2004 there was a 58% turnout with a massive 85% voting in favour of establishing an ALMO. From October 2004 A1 Housing has officially taken over the management and maintenance of the Council's 7,500 homes, marking the start of a new phase for housing in Bassetlaw.
The main emphasis for A1 Housing is to deliver first class services to tenants and implement the Decent Home Standard. Our aim is to form a close working partnership with tenants to enable the organisation to improve kitchens, bathrooms, insulation and central heating for the benefit of all concerned.
We are concerned that our tenants should be in receipt of standards which will help achieve affordable warmth and eradicate fuel poverty, in line with Government objectives, and we have embarked on an extensive insulation programme with our Energy Efficiency Commitment partner, Powergen - and have published our Affordable Warmth strategy and Action Plan on EcoReports, to show how this will be achieved.
A1 Housing's business plan is based on the organisation needing to achieve a minimum rating of two stars, to access the additional £62 million to deliver its Decent Homes programme. Work is currently underway to achieve a minimum of one star by March 2006 and subsequent rating of two stars by the end of 2006.
